ETG was hired by main contractor John Holland in early 2020 to oversee services for the project, serving as the Services & Commissioning Manager with responsibility for integrating and commissioning all building services. The project encompassed the upgrade of 189 Flinders Lane and the construction of 180 Flinders Street, a 5-star NABERS, Greenstar-rated, PCA A-grade office space in Melbourne's central location. Completed in 2020, the development retained the historic façade on lower floors, featuring new 700sqm floor plates on Flinders Street with character-filled windows flooding the floors with natural light. The upper floors (Levels 6 to 10) include a rooftop plantroom, with John Holland Group as the long-term tenant for levels 8, 9 & 10, as well as level 8 of 189 Flinders Lane.

ETG conducted a thorough project review for JHG, identifying ways to streamline construction processes and integrate build and services teams. Integration with the client PM team included weekly meetings, resulting in a detailed commissioning methodology and program. Coordination challenges arose due to the brownfield site and central atrium, necessitating significant efforts in smoke testing and building envelope testing to meet stringent requirements. ETG managed overall commissioning, ICT validation, integration, training, and handover of services to the client and FM team, developing integrated test scripts for fire, ICT, and blackstart.

Despite challenges posed by the COVID-19 pandemic, ETG worked closely with the John Holland construction team and stakeholders to ensure timely project completion. Collaboration with multiple vendors, subcontractors, and clients aimed to maximize productivity and minimize defects. An integrated fit-out for levels 8, 9 & 10 was achieved by the same completion date.

With the ETG team's involvement, the overarching ethos prioritized delivering the best end result to the client.
