ETG was contracted by the main contractor, D&C Built, in Quarter 2, 2021, with project completion (PC) achieved in September 2021. Our role included serving as Commissioning Manager, responsible for integrating and commissioning all building services in the development.
The Tower 2, Capital Square project aims to establish a PCA A-grade office as a landmark on Spring Street, Perth. This involves constructing new office space and integrating it with the existing Tower 1 Building. Upon completion, the precinct will offer high-quality commercial and retail spaces, aligning with permit, design, and contract documentation to meet A-grade standards in Perth's central business district.
The building comprises 14 office levels and EOT facilities in the basement levels, with separate public entrances on the Ground & 1st Floor for high-end clients.
ETG conducted a thorough project review for D&C Built, identifying opportunities to streamline construction processes and integrate build and services teams. We collaborated closely with the client PM team through weekly meetings, reviewed subcontractors' Commissioning Plans, and developed a comprehensive Commissioning Plan for D&C Built. Our role extended to managing overall commissioning, ICT validation, integration, training, and service handover. Additionally, we developed integrated test scripts for fire, ICT packages, and site-wide Blackstart, while also managing Building Envelope Testing to comply with Greenstar requirements.
Despite the challenges posed by the COVID-19 pandemic, we engaged with D&C Built's construction team and stakeholders to ensure timely project completion. Our focus on stakeholder engagement aimed to enhance project delivery, coordinating efforts among multiple vendors, subcontractors, and clients to maximize productivity and minimize defects.
Continuing our engagement, we assisted tenants with fit-outs to facilitate their integration into the building. With ETG's involvement, our ethos remains committed to delivering the best end result to the client.
